Home values (or automated CMA’s) from popular, public websites are consistently inaccurate and misleading because they fail to account for your home’s age, condition, and upgrades.


Have you ever bought or sold a car and relied on a website to determine its value?  It’s fairly easy. Software tracks recent sales of cars of the same make and model and provides a range of values based on its relative condition. It’s not as easy when pricing your home to sell – resale homes are not identical even if they began with the same floorplan.

We study the real estate market every day. To determine the market price range of your home, we will research and study similar homes in the same or nearby neighborhoods that have sold recently. We compare the general condition of sold homes; recent updates and upgrades; price per square foot; amenities in the home and neighborhood; size and attributes of the lot; school districts; easy access to shopping and major thoroughfares; and more.

There is a human skill required to complete an accurate comparative pricing analysis (CMA). That’s why Zillow and other online home valuation tools, by their own admission, don’t accurately provide the value of your home. It takes more than pressing an online button to determine your home’s value.
